New Co-Working Provider Setting Up Shop In Arlington's Urban Union Project

Two local entrepreneurs have selected Urban Union in downtown Arlington to provide co-working space for independent professionals and small businesses.

Luke and Lauren Brewer have leased 3,509 sf of modern industrial flex space at 500 E. Front St. for their new company, Union Worx. The co-working space will be ready to occupy in first quarter 2018.

Christopher Mendez, vice president of Coldwell Banker Commercial Advisors DFW, represented the Brewers. The long-term lease was inked through direct talks with Ryan Dodson of the Dodson Cos., developer of Urban Union.

"Co-working is the buzzword of the year. It's the trend for small business space," Mendez says.

Union Worx is one of the first co-working locations in the city. It will feature 13 private offices plus open work stations, a kitchen and conference or collaborative space. Rates for hourly, daily, weekly, monthly and long-term occupancy will be available.

Union Worx will be located in an end cap of Urban Union, located along Front and Mesquite streets near Arlington City Hall. The first phase opened roughly four months ago. Dodson's development at build-out will total about 100,000 sf, a 6.5-acre mix of re-purposed warehouses and new construction for office, restaurant and entertainment uses.

"Dodson had a vision to revitalize this area. He's creating modern industrial space that is a good match for innovative businesses like Union Worx," Mendez says.

Co-working providers like the Brewers are popping up nationwide. The communal work space is geared toward diverse groups, primarily freelancers, remote workers and independent professionals. According to studies, co-working environments stimulate creativity, self-identity and a sense of belonging to a nurturing community that encourages collaboration, learning and sustainability.

Eye of Beauty MedSpa PLLC has leased 1,670 sf of retail space in the Village at Mansfield Phase III, 1211 E. Debbie Lane, Mansfield, from Evergreen RRR Inc. Chris Mendez of Coldwell Banker Commercial Advisors DFW represented the tenant. Mark Parwani of Hojaber Real Estate Group represented the landlord.
