Katy's 1st MedExpress Urgent Care Going Up In NewQuest's Grand Morton Town Center

MedExpress Urgent Care has jumpstarted construction on its first medical center in Katy, ground leasing a highly visible pad site in NewQuest Properties' Grand Morton Town Center as its inroad to the market. The facility is expected to open in February.

The West Virginia-based provider is constructing a 4,700-sf urgent care center with 73 parking spaces on a 1.55-acre pad site at the hard corner of Grand Parkway and Morton Ranch Road. Rebecca Le, vice president of Houston-based NewQuest Properties, and Josh Friedlander, a NewQuest associate, are the leasing agents for 89-acre Grand Morton Town Center, a regional retail hub straddling both sides of Grand Parkway.

"It's one of the best sites in Grand Morton because it's visible from Grand Parkway and Morton Ranch Road," Le says.

MedExpress began construction immediately after the ground lease was signed. Stephen Tou and Zac Hoffer of the Retail Connection represented MedExpress. C.A. Walker Construction is the general contractor.

"We had strong interest in that site because of its visibility," Le says. "What's nice is the MedExpress building will still allow good visibility of stores positioned behind it along the center's interior road."

MedExpress' pad site is located on the southeastern side of Grand Morton Town Center, which is anchored by a 123,531-sf Kroger Marketplace. The urgent care facility also will be visible from the project's northeastern side, where the 186,902-sf Walmart super-store is the anchor.

Grand Morton Town Center has direct access to Grand Parkway and freeway frontage stretching more than three-quarters of a mile. At build-out, the development will have 600,459 sf of retail, restaurants and medical office space. Within a five-mile trade area of Grand Morton, Katy's population has spiked nearly 34% since the 2010 census – one of the highest growth rates in the nation. The five-mile trade area boasts a population of 297,493 with an average annual household income of $99,569.

"MedExpress recognized it needed to have a presence in this market because of the rapid growth. They selected Grand Morton after seeing the robust activity at our shops and anchors," Le says. "

MedExpress also is under construction on an urgent care center in NewQuest's 550-acre Brazos Town Center in Rosenberg.

SOUTH TEXAS SALE

NewQuest Properties has sold a 0.44-acre retail pad site at Shops at Spring Town Center, located at the intersection of FM 2920 and Kuykendahl Road, Spring, to Waffle House Inc. Bob Conwell and Ashley Strickland of NewQuest Properties represented the landlord. Drew Joiner of Waffle House Inc. represented the buyer.

Sake Asian Fusion has leased 2,667 sf of retail space in the Village at Riverstone, located at the intersection of University Boulevard and LJ Parkway, Sugar Land, from The Village at Riverstone LLC. Rebecca Le of NewQuest Properties represented the tenant.Ben Brown of Baker Katz represented the landlord.
