Holliday Fenoglio Fowler, L.P. (HFF) announces the sale and financing of 2100 West Loop South, a 162,336-square-foot office building in Houston’s Galleria submarket.
The HFF team represented the seller, Buchanan Street Partners and CarVal Investors, and procured the buyer, Elite Street Capital. Additionally, the HFF debt placement team worked on behalf of the buyer to secure the five-year, 4.25 percent, fixed-rate acquisition loan through Greystone.
2100 West Loop South is situated on 1.29 acres on Loop 610 with direct access to Post Oak Boulevard and San Felipe. This location provides direct access to River Oaks, Memorial Villages and Tanglewood, three of Houston’s most exclusive residential neighborhoods and access to an abundance of retail amenities within the Galleria submarket, including the Galleria Mall, Boulevard Place and Uptown Park. Renovated in 2014, the 16-story office building is 88.7 percent leased.
The HFF investment sales team representing the seller included senior managing director H. Dan Miller and senior director Martin Hogan.
