Sirius XM Expands, Extends Class A Office Lease

Sirius XM Connected Vehicle Services Inc. has expanded to 43,403 sf in Freeport Corporate Center, signing a pair of co-terminus class A leases to grow its back-office operations.

The company now occupies nearly half of the 98,835-sf building at 8650 Freeport Parkway S in Irving, a centrally located property close to a Dallas Area Rapid Transit station, Dallas/Fort Worth International Airport and an impressive mix of restaurants, hotels and retail.

Kevin Brookmole, executive vice president of Dallas-based Bradford Commercial Real Estate Services, represents the landlord, Slate Freeport Holdings LLC. Kelly Winn of Savills Studley negotiated on behalf of Sirius XM, which extended its stay for the long term with the new pacts for the lion's share of the second floor.

"Sirius is a great tenant. We would love Freeport Corporate Center to be the location of choice for its continued growth," Brookmole says.

The two-story Freeport Corporate Center presently is 72% leased, with several proposals pending for a recently vacated 23,364 sf on the first floor. "I think we'll have this property leased up pretty quickly," Brookmole adds.

Freeport Corporate Center, tucked into the 550-acre Freeport Business Park, was developed in 1998 on a six-acre tract situated just one block from TX 114 and two blocks from LBJ Freeway. Features include high-end finishes in the lobby and offices and ample parking with covered executive spaces.

Sirius XM's back-office space in Freeport Corporate Center also houses research and development for a team working on the next generation of connected vehicle technology. The company provides a suite of safety, security and convenience services, including automatic crash notification, enhanced roadside assistance, remote door unlock, remote start, stolen vehicle recovery assistance and turn-by-turn navigation for Acura, BMW, Honda, Hyundai, Infiniti, Jaguar, Land Rover, Lexus, Nissan, Subaru and Toyota. Founded in 2013, Sirius XM's headquarters is less than one mile away.

Eco Mobile Solutions has leased 12,477 sf of industrial space in Valwood 7, 2025 McKenzie Dr., Carrollton, from FR Massachusetts 7 LLC. Clint Manning, market director of Bradford Commercial Real Estate Services, and Alejandro Rojas, associate, represented the tenant. Mark Graybill of Lee & Associates represented the landlord.

Parrent's Painting Inc. has renewed 5,709 sf of industrial space at 11056 Shady Trail, Dallas. Clint Manning, market director of Bradford Commercial Real Estate Services, and Alejandro Rojas, associate represented the landlord, WC Shady Trail Business Center LLC, in the direct deal.

SACS Boysen Aerospace US Inc. has leased 5,672 sf of office space at 3000 Story Rd., Irving, from 3100 Emery LLC. Kevin Brookmole, executive vice president of Bradford Commercial Real Estate Services, and Justin Tipton, senior associate, represented the landlord. Shay Shepherd of Berkshire Hathaway represented the tenant.
