Riveridge Properties I Ltd. has sold four development sites with significant frontage along a main thoroughfare in north Grand Prairie to a North Texas investor.

Zoned light-industrial, the 7.1 acres are situated in the 1200 block of West Trinity Boulevard, just off the President George Bush Turnpike and close to Dallas/Fort Worth International Airport. Three of the four tracts are located at the thoroughfare's hard corners with Hardrock and Farmers roads.

"It's an emerging light-industrial area that will only get stronger as the Great Southwest Industrial District and CentrePort Business Park continue to fill up," says Wayne Burgdorf, associate broker and vice president of Coldwell Banker Commercial Advisors DFW. "We had decent market activity on these because of the location and the price."

None of the tracts, ranging from 1.2 to 2.4 acres, are contiguous. Each site is accessible via median openings of West Trinity Boulevard. Riveridge Properties had acquired the land in 1993 along with several manufactured-housing communities, which were sold a few years ago.

Burgdorf's mission in the past year has been to find one buyer – and he did, Elmore Enterprises Inc. of Heath. The buyer, who has substantial holdings in the immediate area, was represented by Pete Richardson of Primera Cos.

"It's a perfect fit because Elmore knows the area and was glad to get more property at a fair price," Burgdorf says.

World Education LLC hasleased 1,523 sf of office space in The Historic Vandergriff, 255 N. Center St., Arlington, from Community Chest LLC. Renee Efimoff of Coldwell Banker Commercial Advisors DFW represented the landlord. Blake Rodgers of JLL represented the tenant.

JP Piccinini Real Estate Services LLC has leased 1,509 sf of office space in Highlands Tower, 701 Highlander Blvd., Arlington, from This Land is Highland LLC.
