Popular Houston Restaurant Lands Prized Heights' Site for Second Location

Hughie's Tavern & Vietnamese Grille, one of Houston's hidden gems, has bested its competition for prized restaurant space in the Heights, sealing the deal within 20 days for a second location to expand its concept.

The new venue, Hughie's Heights, will open in late second quarter in a4,742-sf end cap at 4721 N. Main St., formerly occupied by the Foreign Correspondents restaurant. The new location will include an innovative cocktail bar to complement the Hughie's brand, known for its wide selection of craft beers and classic Vietnamese cuisine with an American twist.

"We had been quietly looking around when this opportunity came up. We worked pretty quickly to lock it down," says Austen Baldridge, an associate with Houston-based NewQuest Properties.

The Heights is an "inside the Loop" neighborhood with an average annual household income of $97,277 in a one-mile trade area. The 19,100-sf center underwent a major renovation in 2015 by Braun Enterprises, which had acquired it the previous year. Hughie's Heights new location, which will include a 1,434-sf patio, has drive-by visibility in a prominent submarket northwest of downtown.

"Good restaurant space in the Heights doesn't present itself very often. A lot of the competition was looking at it," says Baldridge, whose client inked a long-term lease for the highly sought-after location.

Hughie's site search had been focused on close-in neighborhoods with similar demographics to its flagship restaurant in the Lazybrook/Timbergrove area – young, family-oriented customers who desire quality food at good prices and an appreciation for a top-notch craft beer program and wines. The three-mile trade area for the restaurateur's new spot boasts 163,868 residents and a daytime population of 180,471 in a three-mile trade area.

"This part of the Heights is an up-and-coming neighborhood that is growing and attracting new restaurant concepts," Baldridge says. "It's an ideal location for Hughie's to expand on its brand."

The center's boutique mix caters to fitness, grooming, clothing and niche foodie needs. Zach Wolf of Braun Enterprises represented the landlord, who once again has a fully leased property.

NORTH TEXAS LEASE

Rice Chicken has leased 3,000 sf of retail space in Frisco Ranch, located at the intersection of Preston Road and Warren Parkway, Frisco, from NewQuest Properties. Heather Nguyen and John Nguyen of NewQuest Properties represented the landlord. George Tak of Jual Properties represented the tenant.

SOUTH TEXAS LEASES
