Rockler Woodworking and Hardware Selects Spring Town Center for 2nd Store in Houston

Minnesota-based Rockler Woodworking and Hardware has zeroed in on NewQuest Properties' Spring Town Center for its second store in Greater Houston. Construction on a brand-new building is expected to begin within 90 days.

"Our project worked well for them because of the co-tenancy and location. Spring Town Center has an exceptionally strong customer base," says Bob Conwell, vice president of NewQuest Properties. "Rockler's team came to us after discovering a large number of its customers were driving from northwest Houston to its Southwest Freeway store."

Rockler has claimed one of the few remaining spaces on the northeastern side of NewQuest's 67-acre development, which has attracted a popular and prominent mix of brands in the retail, restaurant and entertainment industries to the FM 2920 and Kuykendahl Road corridors in northwest Houston. NewQuest will develop a 6,040-sf building and plan to turn it over in the summer for tenant finish-out. Rockler, the center's fourth junior anchor, plans to open the store in the fourth quarter.

Spring Town Center has evolved into a regional power center, expanding in tandem with the fast-paced growth of the city of Spring and its neighboring suburbs. ExxonMobil's 385-acre campus, designed for 10,000 employees, is located just four miles northeast as will be the just-announced 378,000-sf office project for HP Inc. To the south and less than a half mile away from Spring Town Center is Klein Independent School District's 4,200-student high school.

"It's a good market, really solid," Conwell says. "Opening sales for Spring Town Center's shops and restaurants historically are strong." Pie Five Pizza, Red Robin Gourmet Burgers and Fuzzy's Taco Shop each recorded the highest opening sales in the Houston marketplace for their respective chains.

In a one-mile trade area, the average annual household income is pushing $128,000. Population has spiked 29.3% since 2010. And, the seven-lane FM 2920 has a daily traffic count of 37,451 while the five-lane Kuykendahl Road, which is the back entrance to the Woodlands, carries more than 43,000 vehicles each day.

Rockler's end-cap building will abut Palais Royal and be positioned just a few doors from the 12-screen Cinemark Theater. "The theater draws a tremendous number of people as do the restaurants," Conwell says.

On Spring Town Center's northeastern side, the 22.7-acre tract is almost built out with 365,000 sf of retail, restaurants and entertainment space. The 44 acres on its southeastern side seat more than 289,000 sf of restaurants and retail. There are three available pad sites and 4,000 sf of vacant space.

"I've been with this project about 12 years. It's become a regional draw and it's pretty close to completion," Conwell says.

Conwell partners with Ashley Williams Strickland, a NewQuest associate, on Spring Town Center's leasing and marketing. Craig Wielansky of L3 Corp. and Joe Silver of Streetwise Retail Advisors represented Rockler Woodworking, which also has a store at 3265 Southwest Freeway.

Rockler's offers more than 15,000 products for the DIY crowd, including a wide assortment of hard-to-find woodworking tools, accessories and specialty items. The chain's portfolio of corporate stores and retail resellers covers 20 states.

SOUTH TEXAS LEASES

Pet Supermarket has leased 7,478 sf of retail space in Marketplace at Ninety-Six, located at the intersection of League City Parkway and Hobbs Road, League City, from NewQuest Properties. Little Caesars and the UPS Store have leased 1,803 sf and 1,400 sf, respectively, of retail space in Grand Morton Town Center, located at the intersection of Grand Parkway and Morton Ranch Road, Katy, from NewQuest Properties.
