Georgia-based Alpha Insulation & Waterproofing Inc. has snapped up 25,445 sf in an under-construction, class A industrial project on Dallas' eastern tier, ending a lengthy search for expansion space and triggering the immediate marketing of its longtime regional office.
Alpha Insulation plans to move Feb. 1 into Creekside 121's Building 1 at 301 Leora Lane in Lewisville. The long-term lease was one of the first to be inked for EastGroup Properties' two-building development.
Joe Santaularia, vice president of Dallas-based Bradford Commercial Real Estate Services, and Brock Wilson, senior vice president and managing partner, represented Alpha Insulation in the lease talks, which went full circle in six weeks. They also are marketing their client's present location at 1010 E. Dallas Rd. in Grapevine.
Alpha Insulation has been looking nearly 18 months for a commercial property to buy or lease. Its existing location is a 17,748-sf two-story office/warehouse set on nearly one acre close to the TX 121-114 split near Dallas/Fort Worth International Airport. The 1980s-era design features six dock doors and 18-foot clear height.
Alpha Insulation's new regional office will be situated in the larger of the two buildings in EastGroup's Creekside 121 development. The 121,758-sf class A office/warehouse features 38 dock doors, two drive-in doors, 28-foot clear height and 234 parking spaces. Blake Kendrick and Eric Crutchfield of Stream Realty Partners LP are marketing the project for the developer.
"Creekside 121 is centrally located for the employees and provides space to grow," Santaularia says. "When this location popped up, we jumped on it. Geography was a big factor."
Creekside 121 is situated close to TX 121 as is the property that Alpha Insulation wants to sell. "You can get anywhere from there," Santaularia adds.
Alpha Insulation, based in Marietta, has 11 regional offices in the Southeast and South Central U.S. The 25-year-old company's services include commercial insulation, waterproofing, spray foam insulation, restoration, firestops and spray fireproofing.

Colton Wallis, associate of Bradford Commercial Real Estate Services, and Nick Talley, vice president, represented the seller, Mansfield Metal & Rubber Inc. Ready Real Estate represented the buyer.
